In part one of this two-part blog series, we went over the value of, and basic steps for, a home inspection on a new build home in Utah. While these inspections may go a bit differently or contain different phases than a standard home inspection for an already-built home, they remain vital and important to buyers in several ways.

What are some of the other factors that make these inspections important, and what are a few basic considerations to take when planning for such an inspection? Here are some basics.

Value at Resale

Whether you plan to sell your home at any point in the near or long-term future or even are just cognizant of property value, a home inspection is vital – even for a brand new home. As we noted in part one of this series, new builds are generally high-quality, but absolutely not perfect; they may contain some issues or problems that you can’t see.

And if you choose to sell the home down the line and are never aware of these issues, you can bet the buyer will be ordering an inspection. If concerns arise during this inspection, they’ll be on you to remedy, which might be far costlier than if you had picked them up initially.

Varying Standards

It’s also important to consider the fact that not all builders are created equal. In particular, certain states might not even require certain contractors or sub-contractors to be licensed, meaning you have to carefully select any professionals you hire.

Simply put, this is another major reason home inspections are so important for a new build. While we wish every builder was reputable and would perform only the highest-quality builds, this simply isn’t reality, and inspecting the full setup before you move in is vital.

A Word on Builder Inspectors

It’s important to note that in some new home build situations, builders or contractors will hire their own third-party inspection company to perform an inspection. They will pay the fees and arrange the scheduling.

These inspections are not impartial. Inspectors hired by the builder work for the builder, and serve their interests. Any builder who will not allow you to hire your own inspectors is raising immediate red flags; all reputable builders will allow this, and even welcome another objective set of eyes on to confirm the quality of the build.
